Dear Homeowner,
Thank you for taking the time to read my letter and visit my website. Let me first say how sorry I am to see that you are close to losing your home. I assume you and your family have suffered a hardship, a loss of income, medical issues, etc.. Perhaps I can bring you some good news in the next few paragraphs.
As I stated in my letter, your lender has sent an “underbid” on your home to the Sheriff’s Sale. This means they are willing to accept less (sometimes far less) than what you owe to release their lien on your home. This only happens in about 5% of all Sheriff’s Sales. Most of the time the lender’s bid is for the current loan balance. If you would call me I’d be happy to go over the following options;
• Stay in your home. We can discuss how private financing may allow you to stay in your home.
• Sell your home and keep the net proceeds. Clients of mine that have chosen this option have walked away with an average of more than $22,000.
• Sell your redemptive rights. While this is not normally in your best interest there are situations where this makes sense.
Issues like bankruptcy, divorce, and other liens all play a factor in choosing the best option.
I’m sure by now you have received countless letters from companies offering to save your home if you will only pay them a fee. I will never ask you for any money. I just ask you to contact me first if you choose to sell your home, or your redemptive rights
